Living in Kuna, Idaho

The short answer

Kuna grew 14.3% in one year to 38,560 residents (COMPASS, April 2026), and it's overwhelmingly a new-construction market: 82% of its pending sales in July 2026 were new homes (Boise Regional REALTORS). Its 2025 new-home median of $463,995 was the lowest of the Ada County cities in Build Idaho's report, in exchange for a more southern location and a lot of change underway.

The honest overview

Kuna is the city I’d point to if you want to see the whole Treasure Valley growth story in one place. It’s a town with farm roots, it’s adding homes quickly, and it’s now home to a Meta data center project of more than $800 million (KIVI-TV, Jan 8, 2025).

COMPASS counted 38,560 residents in Kuna as of April 1, 2026, up from 33,750 a year earlier. That’s 14.3% growth in one year, second only to Star among the valley’s cities (COMPASS, April 2026).

The most important thing to understand about Kuna as a buyer is that it’s mostly a new-construction market. In July 2026, 82% of Kuna’s pending sales were new construction (Boise Regional REALTORS, July 2026). That’s where my ten years of building homes comes in handy, because most Kuna purchases start with a builder’s contract, not a seller’s.

Homes and prices

Here’s what I have, with the caveats that come with each number:

  • Median sale price: $464,890, down 2.1% from a year earlier, for the 83634 ZIP code (Redfin, 3 months ending June 2026)
  • Median days on market: 56 (Redfin, 3 months ending June 2026)
  • August: Kuna averaged 41 days on market, against 22 in Boise (Boise Regional REALTORS, Aug 2026)
  • New-home median: $463,995 for 2025 closings, or $260.30 per square foot (Build Idaho, Jan 6, 2026)

To put that new-home number in context, Build Idaho’s same report put Star at $574,495, South Meridian at $579,900 and Eagle at $769,500 (Build Idaho, Jan 6, 2026). Of the Ada County cities in that report, Kuna’s new-home median was the lowest. That price position is the main reason buyers look here.

One more thing worth knowing: Boise Regional REALTORS reported that 62% of the new homes on the market in Kuna at the end of August were in just six neighborhoods (Boise Regional REALTORS, Aug 2026). In practice, that means you may be comparing several builders in the same few communities, which makes it easier to line up their incentives side by side. Getting around

Kuna sits in southern Ada County. I don’t have a sourced commute time from Kuna to Boise or Meridian, and I’m not going to make one up. Drive your real commute on a weekday morning and again in the evening before you choose a lot. That one drive answers more than any list of pros and cons.

What’s being built

Homes. The largest residential project is the master-planned Valor community (including Reveille at Valor and Trilogy at Valor), a resort-style golf community at Kuna Road and Cloverdale with homes from $429,000 to $649,900. Medallion at Valor starts at $584,880, and Medallion Greens at $485,000 (Build Idaho, accessed Aug 26, 2026). Industry. This is what changed Kuna’s story. Meta is building a data center of more than $800 million, with 1,400-plus construction workers at peak and 100-plus permanent positions. Meta is also funding a new water and sewer system for Kuna (KIVI-TV, Jan 8, 2025; BoiseDev, Apr 28, 2026). A second project, Diode Ventures’ 620-acre data center park, is on hold while farmers’ appeal sits before the Idaho Supreme Court (BoiseDev, Aug 19, 2026). Nearly 1,000 acres of solar were also approved on Idaho Department of Correction land in southern Ada County (BoiseDev, Jan 2, 2026).

Schools

Kuna has its own district, the Kuna School District, separate from West Ada. Its high schools are Kuna High and Swan Falls High. Check any address on the district’s official boundary map.

One housing detail that touches schools: because Idaho doesn’t allow school impact fees, the Kuna School District board approved a voluntary developer contribution of about $3,200 per housing unit in July 2022 (Kuna School District, Development and Growth page). If you’re buying new, it’s fair to ask the builder how that’s handled.

Pros and cons of living in Kuna

These are trade-offs about the place and the housing, not about who should live here.

Pros

  • The lowest new-home price point in Ada County’s suburbs in Build Idaho’s report, at $463,995 (Build Idaho, Jan 6, 2026).
  • Lots of brand-new homes to choose from, with 82% of pending sales being new construction (Boise Regional REALTORS, July 2026).
  • Infrastructure investment. Meta funding a new water and sewer system is a real change for a growing town (BoiseDev, Apr 28, 2026).
  • Buyers have time. An average of 41 days on market in August (Boise Regional REALTORS, Aug 2026) usually means fewer snap decisions. That’s my read, not a promise.

Cons

  • Distance. Kuna sits in southern Ada County, so for many jobs it’s a longer drive, and I can’t give you a sourced commute time. Test the drive.
  • Less resale variety. With most sales new, there are fewer older homes to choose from.
  • Concentrated supply. With 62% of new homes on the market in just six neighborhoods (Boise Regional REALTORS, Aug 2026), your resale may someday compete with a builder nearby.
  • Change is constant. Fast growth, a data center build and a second project tied up in court mean Kuna is changing quickly. Whether that’s good news depends on what you want.

What I’d do if it were me

Rent first, even for six months. Kuna’s price point is compelling, but the drive is the thing people underestimate, and you can’t feel that from a listing. Once you know the drive works, walk two or three builders’ models in the same week and compare their incentives line by line.
