The honest overview
Star is small by population, but don’t let that fool you. It’s one of the busiest building areas in the Treasure Valley, and it’s changing faster than anywhere else here.
COMPASS counted 25,660 residents in Star as of April 1, 2026, up from 22,370 a year earlier. That’s 14.7% growth in one year, the fastest of any Treasure Valley city (COMPASS, April 2026). Boise Regional REALTORS also noted that Star was the only Ada County city with an increase in homes sold in July, up 9 homes from a year earlier (Boise Regional REALTORS, July 2026).
Here’s the honest framing I give clients. Star is mostly newer homes on newer streets. For major shopping and most jobs, residents head to Eagle and Meridian (HelloTreasureValley, July 30, 2026). And the road that will change Star the most, SH-16, isn’t finished yet.
Homes and prices
Star’s price story is unusual, so I’ll give you every piece I have:
- Median sale price: $568,691, down 1.1% from a year earlier (Redfin, 3 months ending June 2026)
- Price drops: 30.1% of listings had a price reduction (Redfin, 3 months ending June 2026)
- August: Boise Regional REALTORS reported that “the median price of homes in Star decreased by about $45,000,” and Star averaged 47 days on market, the slowest of the four cities the board named (Boise Regional REALTORS, Aug 2026)
Meanwhile, the Ada County median rose 6.9% over the same year to $595,000 (Boise Regional REALTORS, Aug 2026). No source I trust explains why Star has run flat to lower while the county rose, so I won’t guess. What I can tell you is what it can mean for a buyer: in Star, you may be shopping against sellers who have already adjusted their price.
On new construction, Build Idaho put Star’s 2025 new-home median at $574,495, or $268.96 per square foot (Build Idaho, Jan 6, 2026). For comparison, Eagle’s was $343.61 per square foot in the same report.
Getting around
This is the big one. The Idaho Transportation Department’s project page says the full SH-16 corridor, including the SH-44 interchange near Star plus interchanges at US-20/26, Ustick, Franklin and I-84, is on track to open in 2027 (Idaho Transportation Department, accessed Aug 26, 2026). That’s ITD’s schedule, not mine, and road projects can slip.
Until then, I’d treat your commute as the single most important test. I don’t have a sourced commute figure for Star, so here’s the practical version: before you sign anything, drive from the subdivision you like to your work, your grocery store and the high school your address is assigned to, at the times you’d actually make those trips.
What’s being built
Star has a wide range of new subdivisions. Advertised starting prices Build Idaho listed include (Build Idaho, accessed Aug 26, 2026):

- Canvasback: from $434,900
- Cresta Del Sol: from $533,545
- Cherished Estates: from $599,900
- Aliso Creek: from $669,900
- Spring Tree Estates: from $699,900
- River Park Estates: from $962,514
- Monument Ridge: from $1,149,000
- Star River Ranch: from $1,800,000, with lots from $325,000
Those are advertised starting prices on an undated page, not closed sales.
On the commercial side, Moyle Junction is a 16-acre project on State Street with eight pads planned for medical, office and retail use, positioned near the future Hwy 16 and Hwy 44 interchange (Street Smart Idaho, Apr 30, 2026). My community-by-community notes are on the Star new construction page.
Schools
Star is in the West Ada School District. Two things changed recently. Independence Elementary opens in Star this fall (2026), and West Ada redrew boundaries generally holding Hwy 16 as the line (KIVI-TV, Feb 20, 2026). And Star still has no high school of its own. Students are split between Eagle High and Owyhee High (KIVI-TV, Feb 20, 2026).
Because those lines just moved, don’t rely on what a neighbor or a listing says. Check the exact address on West Ada’s official boundary map.
Pros and cons of living in Star
These are trade-offs about the place and the housing. Weigh them against your own commute and budget.
Pros
- Newer homes at prices below Eagle. Star’s new-home median was $574,495 against Eagle’s $769,500 (Build Idaho, Jan 2026).
- Buyers have had room. With 30.1% of listings taking a price cut (Redfin, 3 months ending June 2026) and the slowest average days on market of the four cities BRR named in August (Boise Regional REALTORS, Aug 2026), you’re less likely to face a bidding war. That’s a reading of the data, not a promise.
- A road upgrade on the calendar. ITD says the SH-16 corridor is on track to open in 2027 (Idaho Transportation Department, accessed Aug 26, 2026).
- A range of lot and price points, from subdivisions starting in the $300,000s to communities like Star River Ranch, where lots alone start at $325,000 (Build Idaho, accessed Aug 26, 2026).
Cons
- No in-city high school. Students attend Eagle High or Owyhee High (KIVI-TV, Feb 20, 2026), so plan for that drive.
- Shopping and jobs are elsewhere. Major shopping and employment are in Eagle and Meridian (HelloTreasureValley, July 30, 2026).
- Prices have been soft. That helps you as a buyer and can work against you as a seller if the trend continues. Nobody can tell you which way it goes next.
- Lots of construction. The fastest growth in the valley means equipment, new roads and new rooftops for years.
What I’d do if it were me
Rent first if you can, and give Star a full season. Learn the drive to Eagle and Meridian, look at where your address falls on the school boundary map, and watch how the SH-16 work progresses.
