New Construction Homes in Kuna, Idaho

The short answer

Most homes selling in Kuna right now are new: 82% of Kuna's pending sales were new construction in July 2026 (Boise Regional REALTORS), and advertised starting prices ran from $349,990 to $729,990 when checked on August 26, 2026 (Build Idaho). What's being built includes the Valor master-planned community and Meta's data center, which is funding a new water and sewer system for the city (KIVI-TV; BoiseDev).

What’s being built in Kuna, and where

Kuna has become, mostly, a new-construction market. In July 2026, 82% of Kuna’s pending sales were new construction (Boise Regional REALTORS, July 2026). COMPASS estimated the city’s population at 38,560 as of April 2026, up 14.3% in one year (COMPASS, April 2026). When people ask me “what is being built in Kuna, Idaho,” the honest answer is: quite a lot, and of more than one kind.

New neighborhoods. The largest master plan is Valor, a golf community at Kuna Road and Cloverdale, which includes Reveille at Valor, Medallion at Valor and Medallion Greens. Builders active in Kuna when I checked included Tresidio Homes, Hubble Homes, CBH Homes and Toll Brothers (Tribute at Valor) (Build Idaho, accessed Aug 26, 2026). I’ve worked in Tresidio communities before, so I know how their process runs.

The Meta data center. Meta’s Kuna data center is reported at over $800 million, with more than 1,400 construction workers at peak and 100+ permanent positions. Meta is also funding a new water and sewer system for Kuna. Phase 1 is air-cooled; Phase 2 adds water use, with 2.5 million gallons a day of water rights allocated and an on-site treatment plant to be donated to the city (KIVI-TV, January 8, 2025; BoiseDev, April 28, 2026).

A second data center, on hold. Diode Ventures’ proposed 620-acre data center park is on hold in litigation and was before the Idaho Supreme Court after farmers appealed, as of BoiseDev’s reporting (BoiseDev, April 28 and August 19, 2026). I’m not going to guess how that ends. If you’re looking at a lot near that site, check the case status before you sign.

Solar. Nearly 1,000 acres of solar have been approved on Idaho Department of Correction land in southern Ada County (BoiseDev, January 2, 2026). Officials quoted by BoiseDev also suggested southern Ada County is likely “tapped out” for more data center development (BoiseDev, April 28, 2026).

Price bands: advertised starting prices

For context, the 2025 median new-home price in Kuna was $463,995, or $260.30 per square foot, based on Intermountain MLS sales (Build Idaho, January 6, 2026). Among the cities in that report, that put Kuna below Star ($574,495) and South Meridian ($579,900) (Build Idaho, January 6, 2026).

Valor appears in the first group by its lowest listed price. A starting price is a base home on a standard lot; lot premiums, structural options and design-center choices all add to it.

How new construction is behaving in Kuna right now

Two numbers from Boise Regional REALTORS tell most of the story:

  • 82% of Kuna’s pending sales were new construction in July 2026 (Boise Regional REALTORS, July 2026).
  • 62% of the new homes on the market in Kuna at the end of August 2026 were located in only six neighborhoods (Boise Regional REALTORS, August 2026).

BRR also reported that Kuna’s average days on market was 41 in August 2026, and that the county’s inventory increase was driven mostly by new listings in Kuna and Meridian (Boise Regional REALTORS, August 2026). Across Ada County, new homes had 3.4 months of supply in August against 1.9 for resale (Boise Regional REALTORS, August 2026).

What that means for a buyer: a lot of Kuna’s available new homes are concentrated in a handful of communities. When several builders are selling similar homes a few streets apart, comparing them side by side is worth the time.

What I’d watch as a builder-turned-agent

  1. Compare within the cluster. If 62% of new inventory sits in six neighborhoods, you’ll often find two or three builders offering similar square footage nearby. Line up their base prices, lot premiums and incentives on one page. My builder incentives guide shows how.
  2. Know what’s next door. Between the Valor master plan, the Meta campus and the solar acreage, it’s worth checking what’s approved around any lot, not just what’s built today. Ask the builder for the plat map of the whole community, then ask the City of Kuna what’s approved on the parcels beyond it.
  3. Ask about the phase, not just the floor plan. In a community that’s still building out, you’ll live next to construction traffic for a while. Ask which phases come next, where the construction entrance runs, and roughly when the streets around your lot are expected to finish. A builder can’t promise dates, but a good sales team can show you the plan.
