How I price a Meridian home
There’s no secret formula. I look at three things, in this order.
1. Comparable sales. What have similar homes near yours actually sold for in the last few months? Not what they were listed at, and not what a neighbor hopes to get. I look for homes with a similar size, age, lot and layout, ideally in your subdivision or the one next door, then adjust for the differences.
2. Condition. This is where my background helps. Before I was an agent I spent ten years building homes. I can walk through your house and tell you what a buyer’s inspector is likely to flag, what a repair genuinely costs, and which updates won’t earn their money back. Sometimes the right advice is “fix these three things and leave the rest alone.” That builder-grade prep advice is part of how I work with every seller.
3. The new construction nearby. In much of the Treasure Valley, and especially in Meridian, your real competition may not be the resale home down the street. It may be a brand-new house a mile away.
Why new construction matters to resale sellers
Here’s what the August 2026 numbers show for Ada County single-family homes (Boise Regional REALTORS®, August 2026 report):

Resale is tight, with less than two months of supply. New construction holds nearly half of the county’s inventory and takes almost twice as long to sell. And Meridian accounted for 39% of all new homes sold in Ada County in August (Boise Regional REALTORS® Ada County stat sheet, August 2026).
So if you’re selling in Meridian, buyers walking through your home have likely toured a model home that week. Builders with homes to move can offer incentives, like help with closing costs or a lower rate. Your home doesn’t have to beat a new build on everything. It does need a price and presentation that make sense next to it, whether that’s a bigger lot, established landscaping, a finished backyard or no wait for construction.
For the bigger picture, Redfin put Meridian’s median sale price at $567,474 for the three months ending August 2026, up 3.2%, with a median of 29 days on market. Redfin uses its own boundaries and time window, so it won’t match the county figures above.
Why an online estimate isn’t a valuation
Online estimates are a reasonable starting point. They’re built from public records and recent sales, and they’re instant. But they usually can’t see:
- whether your kitchen was redone last year or in 2005,
- whether your backyard backs onto a canal, a park or a busy road,
- what a buyer’s inspection is likely to find,
- or what the builder down the road is offering this month.
Any of those can move your price meaningfully in either direction. A real valuation accounts for them, and I’ll show you the comparable sales behind my number so you can judge it for yourself.
